Property market predictions for 2022 in Birmingham and Solihull

It’s a big year for Birmingham and beyond, with the Commonwealth Games on the way and so many huge developments transforming the city skyline.
No wonder the property market is looking so buoyant.
Online estate agents Purplebricks are already seeing interest in local properties from international investors.
And they have identified some key trends that buyers are looking for.
Harborne and Solihull are looking particularly strong, according to Purplebricks.
Here’s a quick run down on those trends with Purplebricks local property partner Phil Gould - with some hot properties on the market right now.
Eco- friendly homes
Phil says: “Next year, we could see an increased interest in eco-friendly homes. I have recently had a buyer from Hong Kong offer over the asking price on a property with solar panels in B92. They were very keen to find a property where they could reduce their carbon footprint and have expressed interest in ways they can make further improvements to score an EPC rating A.”
Outdoor space and office space
Phil says: “More people are home working and need space either within the home or an external office area. This is only likely to continue as we head into 2022 as more and more people move towards flexible working contracts.”
First time buyers and good schools
Phil says: “The demand for property has also increased amongst first time buyers in the area. Properties in school catchment areas will always be in demand with buyers, and I think people will want a mixture of country and city living. I have noticed a lot of sellers wanting to move out of the city / built up areas, however, city homes are still selling with exceptionally high demand especially from younger or first time buyers.’’
Popular postcodes
B93 will remain a popular postcode as properties fall within the catchment for Arden School. The same is true of B91, which is in the catchment for Tudor Grange. Postcodes which are likely to grow in popularity include B90 and B47. There are lots of new build properties here which seems to bring an influx of buyers to these postcodes.”
