Sandwell has seen the biggest rise in house prices across the West Midlands, with the average home now costing over £211,000.

Over the past decade, prices have surged by more than 80%, driven by significant development, improved transport links, and growing demand from buyers seeking affordable alternatives near Birmingham.

Wolverhampton follows closely behind. The city has experienced a more than 70% increase in house prices, with the average home now valued at just over £209,000. Regeneration projects and new housing developments have played a major role in boosting property values.

Dudley has also seen substantial growth, with house prices rising by around 70%. Its blend of urban and green spaces, along with attractions like the Black Country Living Museum, continues to attract families and commuters alike.

Meanwhile, Birmingham has experienced a near 66% increase in house prices over the last ten years, pushing the average cost of a home to just over £240,000. As the UK’s second city expands, demand for housing remains high, particularly in areas undergoing regeneration.

Rounding off the top five is South Staffordshire, where prices have risen by around 65%. With its countryside appeal and strong transport links, the area has become increasingly popular among those seeking a quieter lifestyle while staying within reach of Birmingham and Wolverhampton.

These rising house prices reflect broader trends in the region, driven by demand, new developments, and improved infrastructure. However, with affordability becoming an increasing concern, the question remains: will house prices continue to climb at this pace in the years to come?
