Walsall: historic but abandoned canalside pub in Old Birchills could be demolished for new block of flats

Plans have been submitted to demolish an ‘abandoned’ Birchills pub making way for a four-storey block of flats.

If approved, the former New Navigation Inn on Old Birchills could become nine one-bedroom flats, nine two-bedroom flats, a shared courtyard with four car parking spaces, a bike shed and a communal rooftop terrace.

The site is right next to Walsall Canal and is within the Walsall Locks Conservation Area. Running south along the canal are several locks climbing towards Walsall Town Centre, to the north is Birchills Junction where Walsall Canal meets Wyrley and Essington Canal.

Historically, the New Navigation Inn would have provided a rest stop for boatmen transporting goods. It later served as a public house for the local community until its closure around the time of the pandemic.

In the application it says the building is severely damaged internally and externally and could pose potential risk to pedestrians passing by. If the plans are approved, applicant Redstar Estate Ltd will retain the access off Green Street, which is one of the access roads to the new Lockside housing estate built by Lovell Homes.

In the planning statement, agent JBVJ Architects said: “The proposal offers the re-development of a neglected site that is in need of repair and development to enhance the dead frontage and natural surveillance around the site.

“The prime canalside locations offer the opportunity to create a development that is befitting for the Walsall Locks Conservation Area and thus positively contributing to the architectural streetscape.

“The public house is severely damaged and has experienced failed commercial tenancies given the economic climate and location and as such a redevelopment approach presents a viable option to regenerate the site and enhance the street impact.”
