Applicant Ayman Antoun Reyad originally applied to Solihull Council for permission to convert the two storey property in June.

The Fentham Road-based cottage – which dates back to 1782 and was previously George Fentham Endowed School – currently has a detached garage/outbuilding and existing car park to the south.

Drawings of the planned dental surgery show, included with the application, feature two surgery rooms; a hygienist room; reception and waiting room; X-ray room; decontamination room; patient toilet; staff room and office.

The applicant applied for listed building consent to change the use of the cottage from class 3 residential use to class E – a dental surgery.

During the consultation process four letters were submitted to the authority with two letters of objection raising concerns about parking and traffic issues; noise and smell.

A heritage officer reviewed the scheme and concluded the proposed works to the listed building would only have a “limited impact on the significance of the listed building”, making no objection.

Officers also found “the proposal will not have a negative impact on visual or neighbour amenity”.

Officer Mark Andrews granted listed building consent with conditions on September 12.
