A popular pub, located near the well-loved Lickey Hills in the southern part of Birmingham, boasting an annual rental income exceeding £15,000, is currently listed for sale at Bond Wolfe's next auction.

The Toby Jug, situated on Newman Way in Rednal, is set to be auctioned with a compelling guide price starting at £40,000. The event will be broadcast live on Thursday, 11 July.

Ron Darlington, a consultant director at Bond Wolfe, explained that the investment property was on a leasehold until 29 September 2040, at a current ground rent of £540 per annum.

The sale will be subject to the existing tenants who are on a new six year and 11 month lease at £300 per week plus VAT, equivalent to £15,600 per annum plus VAT.

Mr. Darlington said, "The Toby Jug is a welcoming, family-oriented establishment at the core of Rednal, providing a variety of entertainment options, including event hosting, live performances, quiz nights, and much more."

He added, "Featuring a standalone structure with parking facilities and a secluded garden for patrons, the pub is prominently located amidst a predominantly residential vicinity, in proximity to the cherished Lickey Hills."

The ground level houses two distinct bar sections alongside a retail outlet for off-premises sales, while the upper floor accommodates a three-bedroom living space for the manager.

"The venue represents a significant investment prospect for the duration of its lease, and we anticipate vigorous competition among potential purchasers," Mr. Darlington concluded.

The Toby Jug is merely one among numerous properties featured in Bond Wolfe's next auction, scheduled to commence at 8:30 am on Thursday, 11 July.
